Too often, provisions for

poor, disconnected, or all
together absent from new
settlements, especially in
their early years. The delivery
of such infrastructure is not
coordinated across the project
lifespan, and public transport
nodes are not located close
to the proposed centre.
Strong walking and cycling
connections to the centre are
not established quickly enough.
Spreading it
too thin
Non-residential uses are often
too dispersed and scattered
across the site. These include
shops and supermarkets,
as well as schools, GPs,
community centres and
employment uses. This dilutes
the footfall and gravitation pull
that such uses can generate.
