The UK has been building
New Towns for over a century.
The post-war New Towns
were able to deliver a variety
of uses, primarily due to their
scale, delivery model, build-out
rate, and the provision of rail
connectivity. Although these
centres are now experiencing
the same economic challenges
as high streets that have grown
organically, many were thriving
and vibrant mixed use places
in decades past.
Contemporary settlements
present a different challenge
as they are a fundamentally
different proposition – they
are much smaller and built out
by the private sector, where
absorption rates limit the
pace of delivery. Meaningful
connectivity and integration
with local public transport
infrastructure, including rail
links, is complex and not
always achieved.
